This Grafton home in Yorktown had undergone a full open-concept renovation, removing walls to combine the living room, dining room, and kitchen into one seamless floor plan. The homeowners wanted a single continuous hardwood floor to flow through the entire space — no transitions, no seams between rooms.
The subfloor had minor height variations across the open span — common after structural wall removal — requiring precise levelling before any boards went down. The homeowners also wanted a site-finished result rather than pre-finished planks, as pre-finished boards leave micro-bevels at every joint that collect dust and can look inconsistent across a large open floor.
We began with a full subfloor assessment and levelling pass to ensure a flat, stable base with no flex points. We then nailed down 2" solid white oak planks in a staggered pattern, running the boards lengthwise through the open space to maximise the sense of depth. Once installation was complete, we sanded the entire floor in place using our dustless drum system, then applied a water-based sealer followed by two coats of Berger-Seidle Aqua-Matte — a premium German waterborne finish that locks in the white oak's cool, natural tone with zero yellowing and outstanding foot-traffic durability.
