Catching these warning signs early means lower costs and better results — sometimes a simple screen & recoat is all that's needed.
Surface scratches in the finish only are ideal for screen & recoat. Deep gouges into bare wood require full sanding. Either way, we can fix it.
If mopping no longer restores shine, the finish has worn through. The most common reason Hampton Roads homeowners call us — and the easiest to fix.
Grayness near doors signals moisture penetration. Pet urine stains that reach the wood need to be sanded away before restaining — we handle both.
Full sand & refinish lets you change your floor's stain completely — from the amber oil look of the 90s to today's matte white oak or gray-wash finishes.
Gaps and squeaks often signal boards have shifted with humidity — common in Virginia's coastal climate. We address structural issues before refinishing.
Refinished hardwood floors are one of the highest-ROI pre-sale improvements. It costs a fraction of new flooring and dramatically increases perceived value.
Every job follows the same proven six-step sequence. We don't cut corners on the steps that aren't visible after we leave.

Base shoe molding removed carefully, doorways sealed with sheeting, and HVAC vents covered to prevent fine dust from circulating.
Lägler drum sanders connect directly to commercial HEPA vacuums — capturing 97–99% of dust at the source. Edge tools match the same containment.
Chosen stain is applied evenly and worked into the grain. We prepare test boards in advance so you approve the exact color before full application.
A sealer coat followed by 2–3 topcoats of your chosen finish system. Each coat is screened before the next for maximum inter-coat adhesion.
Molding reinstalled, area cleaned, and we walk every square foot with you. We don't call the job done until you're completely satisfied.

Full sand & refinish typically runs $3–$6 per square foot for labor in Virginia Beach, Norfolk, Chesapeake, and the surrounding area. Screen & recoat is less. Final pricing depends on floor condition, room count, stain selection, and any subfloor prep required. We provide free written estimates with no obligation.
A full sand & refinish of 600–1,000 sq ft typically takes 2–4 days. You can walk on floors lightly after 24 hours and move furniture back after 72 hours. We give you a precise timeline at your estimate.
Our HEPA-connected system captures 97–99% of airborne dust at the source — not just a shop vac. Some fine particles in corners are unavoidable, but the process is dramatically cleaner than traditional sanding and safe for families with asthma or allergies.
Screen & recoat scuffs the existing finish so a new topcoat bonds to it — no stain change, no scratch removal. Full sanding removes all finish to bare wood, removes scratches and stains, and allows complete color changes. Our estimator will test your floor with a water drop to tell you which is appropriate.
Solid ¾" hardwood can typically be refinished 7–10 times over its lifetime. Each full sanding removes about 1/32" of wood. Engineered hardwood can be refinished 1–3 times depending on the wear layer. We check your floor's remaining thickness before recommending a service.
Often yes — it depends on penetration depth. Light pet staining that hasn't reached the subfloor can usually be sanded away, neutralized, and covered with a darker stain. Black staining through the boards may require board replacement. We assess this honestly during your free estimate.
