How the job went

This Virginia Beach living room had solid oak floors that had simply worn out. The finish was gone in the traffic areas, the wood had faded to a dry, washed-out tan by the big front windows, and there were stains and grime ground into the open boards. The homeowners wanted all 1,500 square feet brought back with a deeper, richer color, not replaced, and we finished the job in 5 days.

The Problem

Once a finish wears through, bare wood soaks up dirt and moisture, and no amount of cleaning brings the color back. Sunlight through the large windows had bleached the boards unevenly, so a simple recoat would only have sealed the patchy color in. In a coastal home, sand tracked in from outside keeps grinding at whatever finish is left.

The Solution

We sanded the floor back to clean, bare oak with dust-contained equipment, taking out the worn finish, the stains and the sun-faded surface so the whole room started even. We stained it with Loba stain for the rich brown color the homeowners wanted, then sealed it with Loba 2K Duo, a two-part waterborne finish that cures harder than standard one-part finishes and holds up to sandy, busy-household traffic. The result is the warm, even floor in the after photo.

The job, step by step

How this floor came back

  1. 1Checked the floor

We looked at the boards, the worn areas and the stains before quoting, to make sure the oak had plenty of wood left to sand.

  2. 2Sanded to bare wood

Dust-contained sanding took out the worn finish, ground-in dirt and the sun-faded surface so the whole room started even.

  3. 3Stained with Loba stain

A rich brown stain brought out the oak grain and evened out the color from wall to window.

  4. 4Sealed with Loba 2K Duo

A two-part waterborne finish that cures hard and stands up to sand and everyday traffic. Start to finish took 5 days.
