The Restoration Journey

This New Kent home was ready for real hardwood. The homeowners chose 3 1/4" solid red oak, a classic strip width with warm grain that suits the area's traditional homes, and wanted it finished on site rather than prefinished. Site finishing lets us sand the whole floor flat after installation, so every board meets its neighbor perfectly and the finish forms one continuous protective layer, with none of the small beveled grooves that prefinished boards have. We handled everything start to finish: installation, sanding and finishing, in 5 days.

The Problem

Unfinished hardwood leaves no room for shortcuts. Raw boards always have slight height differences between them, so the floor has to be installed tight and flat, then sanded evenly across every room before any finish goes on. Rushing the sanding leaves scratches and chatter marks that the finish magnifies. The homeowners also wanted a durable, low-odor finish that would stand up to daily family life without the yellowing of old oil-based polyurethanes.

The Solution

We installed the 3 1/4" red oak over a carefully checked subfloor, nailing each board tight and keeping straight, even lines through the rooms. Once the boards settled in, we sanded the whole floor through progressively finer grits with dust-contained equipment, leaving a smooth, flat surface ready for finish. We sealed it with Loba 2K Duo, a two-part waterborne finish that cures harder than standard one-part finishes, resists scuffs and stays clear without ambering over time. From bare subfloor to the final coat, the project was finished in 5 days, and the homeowners now have a seamless red oak floor built to last for decades.
